Name every surface you clean

A homeowner in Sarasota or Bradenton usually has a specific problem: black streaks on the roof, green on the pool deck, rust stains on the driveway, mildew on the screen enclosure. They search for that surface, not for “exterior cleaning solutions.” Your site should name each surface you clean, in their words, and say plainly which ones you don’t.

  • Driveways, sidewalks and pavers
  • Pool decks, lanais and screen enclosures
  • House siding, stucco and soffits
  • Roofs, if you soft wash them
  • Fences, docks and outdoor furniture

If you seal pavers or clean gutters as an add-on, list that too. An add-on nobody knows about never gets booked.

Let the before and after do the selling

Pressure washing is one of the few trades where a photo shows the whole result. Take the before shot first, then the after from the same spot with the same framing. Caption it with the surface and the town: “Paver driveway, Osprey. Rust and mildew removed.” Ask the customer before you post it, and leave house numbers out.

Talk about price before they ask

Many customers have already looked up typical prices. Angi’s 2026 data puts the national average for pressure washing a house at $312, with most jobs between $100 and $720, and a typical driveway at $100 to $250. Those are national figures, not Sarasota prices, but they are the numbers in your customer’s head.

You don’t have to publish a price list. Do say how you price: by the job, by square footage or with a minimum. Name what changes the price, such as the number of stories, heavy staining or sealing afterward. A customer who understands the estimate is far less likely to ghost you after getting it.

Explain your method when it matters

If you soft wash roofs or screen enclosures, say so in one or two sentences and explain why: lower pressure, the right cleaning solution, no damage to shingles or screens. Say how you protect landscaping and pool water. If you are insured, say that too. Those details answer the worry a careful homeowner has before letting anyone near their roof.
